10 Jan Why do I need an EICR test?
Electrical Installation Condition Reports are for any buildings or premises which have electrical systems. They are requested by business owners, homeowners, landlords and authorities which manage a variety of public buildings, such as schools, churches and leisure centres etc.
There are many reasons why a business or property owner might request an EICR and there are many benefits to having one, but what it often boils down to is documented proof that the on-site electrics are safe.
Whether it’s a small office, a large factory, an individual home or a portfolio of properties, regular EICRs provide the peace of mind that electrical equipment is functioning correctly and safely. In many cases, the reports also help property owners comply with various Government legislation and guidelines and insurance requirements.
EICRs for Businesses
Employers are responsible for the health and safety of their employees in the workplace as part of the Health and Safety at Work Act 1974 and are also required to take precautions against the risk of death or personal injury from electricity in work activities as part of Electricity at Work Regulations 1989.
Through regular EICR testing, businesses can make sure they are meeting their responsibilities as an employer and, crucially, take reasonable measures to protect their employees from injuries.

Having an EICR is not just good practise, it is also increasingly required by insurance companies which are seeking extra protection against avoidable accidents in the workplace.
EICRs for Homeowners
Electrical Installation Condition Reports are also important for the home. They are often required at the time of buying or selling, but homeowners should consider giving their home electrics a regular thorough safety check; just as you would service a car or a boiler.
Just think about how much additional strain you have put on your electrical system in the last decade or so – have you had it checked or upgraded in that time?
Getting the electrics inspected can save time, money and even lives, in extreme cases.
EICRS for Landlords
Landlords have a duty of care to their tenants under The Landlords and Tenants Act 1985, which includes checking the electrics in a property are safe.
We would recommend landlords appoint an approved electrician to carry out an Electrical Installation Condition Report on any property before they let it and at regular intervals after that to ensure it is maintained correctly and safely. This will provide landlords with a certificate of safety which can be kept as proof that reasonable measures have been taken to meet the legislation.
