Electrical safety certificates (EICRs) for landlords and letting agents across Birmingham. We arrange access with your tenants, test the property, explain the report in plain English, and give you a fixed price for any work needed to pass.

Birmingham has one of the biggest private rented markets in the country, from city centre apartments and student houses in Selly Oak to family lets and HMOs in every district. Birmingham City Council also runs licensing schemes for many HMOs and some areas.
Private landlords in England must have rented homes inspected and tested at least every five years, give tenants a copy of the report, and complete any remedial work within 28 days. Birmingham City Council can ask for a copy at any time. Read our guide to the landlord rules.
Areas we cover regularly include:
We give tenants at least 24 hours' notice, can contact them directly or through your agent, and keep power cuts during the test as short as possible.
From one flat to a full portfolio.
Houses and flats, tested at a time that suits your tenants.
Including landlord supplies, shared kitchens and fire alarm circuits.
Tested between tenancies, ready for the new academic year.
Individual flats plus the landlord supply to stairs and common areas.
Mixed-use buildings, with the shop and flats tested together or separately.
Every property on one programme, with reports sent to you and your agent.
An EICR checks the condition of the fixed electrical installation in your building: switchgear, distribution boards, cables, sockets, lighting circuits, earthing and bonding. Every defect is coded by urgency, so you know exactly what needs doing and when, and you have the report your insurer and the Electricity at Work Regulations 1989 call for.
Problems found on test? As part of Able Electric, our electricians can carry out the repairs. Electrical installations & repairs since 2009.
Any C1, C2 or FI means an "Unsatisfactory" report. We explain each one and quote to put it right.
Maximum recommended intervals based on IET Guidance Note 3. Your insurer, or the condition and use of the installation, may call for shorter intervals.
