EICR testing, emergency lighting certification and thermal imaging for offices, clinics, private schools, hospitality and rented homes across Harborne, Edgbaston and Quinton. Testing in the evening, at weekends or in the holidays, so patients, pupils and guests aren't disturbed.

Edgbaston and Harborne mix busy professional offices, medical and dental practices, private schools, hotels and the cricket ground with large period houses, many now converted into flats and HMOs for students and hospital staff.
Older and converted buildings often have wiring from several eras, so a thorough EICR is essential. Clinics and schools need emergency lighting that works first time, and thermal imaging protects equipment that can't be switched off.
We test premises right across the area, including:
We work evenings, nights and weekends by arrangement, so your staff, customers and tenants carry on as normal while we test.
Commercial, public and rented buildings of every size.
Offices, business centres and managed units, tested out of hours with servers and IT kept running.
Care homes, surgeries, dentists and clinics, tested in stages so residents and patients are never left without power.
Schools, academies, nurseries and colleges, tested in the holidays with access planned around the timetable.
Pubs, restaurants, hotels, gyms and venues, tested before opening or overnight, with emergency lighting certified.
Shops, showrooms and trade counters, tested overnight or before opening so customers are never affected.
Rented homes, HMOs and flats, with access arranged with tenants or your letting agent and reports sent straight to you.
An Electrical Installation Condition Report is the recognised way to show your wiring has been properly maintained. We inspect and test the whole fixed installation, record every circuit, and code anything that needs attention, giving you a clear report for your insurer, landlord or auditors under the Electricity at Work Regulations 1989.
Problems found on test? As part of Able Electric, our electricians can carry out the repairs. Electrical installations & repairs since 2009.
Any C1, C2 or FI means an "Unsatisfactory" report. We explain each one and quote to put it right.
Maximum recommended intervals based on IET Guidance Note 3. Your insurer, or the condition and use of the installation, may call for shorter intervals.
When the power fails, staff, customers and visitors need a clear, lit route to a safe exit. Under the Regulatory Reform (Fire Safety) Order 2005, the responsible person must make sure emergency lighting is maintained and tested, and BS 5266-1 sets out how.
Failed fittings or batteries? We replace and retest them, and can upgrade old fittings to LED. Repairs carried out by Able Electric.
Short functional test. A brief check that each fitting switches to battery. Usually done in-house; we can show your staff how.
Full rated-duration test. Usually 3 hours on battery. Carried out and certified by us.
Log book kept up to date. Fire officers and insurers will ask to see it.
A thermal camera shows heat the eye can't see. We scan your switchgear, distribution boards, busbars and machinery connections while they run under full production load, with no shutdown and no lost output, and find faults before they cause a breakdown or a fire.
Hotspots found? Our electricians can fix the fault and rescan to confirm. Find out more about Able Electric.

EICR Testing is part of Able Electric, who have been carrying out electrical installations and repairs across the Midlands since 2009. Answers to what owners, managers and landlords ask us before booking.

Usually, yes. We test in the evening or at the weekend, or split the work into small sections so treatment rooms, fridges and IT stay powered. We agree the isolation plan with you beforehand.
Yes. We test individual flats, landlord supplies to common areas and whole buildings. With older conversions we check the condition of the supply, earthing and any shared circuits, and explain clearly what's needed for a satisfactory report.
Yes. Emergency lighting must be tested and certified to BS 5266-1, and most schools need it along escape routes, stairwells and in halls. We carry out the annual duration test in the holidays or after school.
Yes. Our annual emergency lighting test runs every luminaire and exit sign on battery for its full rated duration, usually three hours, in line with BS 5266-1. Anything that fails is listed, and can be repaired or replaced, with LED upgrades available. Your certificate and log book are updated for your fire risk assessment.
Not at all. We survey during normal operation, because faults only show up as heat when current is flowing. The scan covers main switchgear, distribution boards, busbars and plant connections. The report ranks each hotspot by urgency, so you can plan repairs before anything fails.
Yes. Many clients book all three together: fewer visits, one point of contact and a combined programme of any remedial work. We plan the thermal survey for normal working hours and the isolation work for evenings or weekends.
Yes. Whether you look after one building or a regional estate, we can programme testing across every site, issue RAMS in advance, and supply reports and remedial quotes in a consistent format that's easy to approve and track.
Private landlords in England must have rented homes inspected and tested at least every five years, give tenants a copy of the report within 28 days, and give it to new tenants before they move in. Birmingham City Council can ask for a copy, which must be supplied within 7 days. Any remedial work must be completed within 28 days. We test single lets, HMOs and portfolios across Harborne, and can arrange access with tenants or your agent.
C1 dangers are dealt with on the day. For everything else we provide an itemised quote, so you can see exactly what's needed for a satisfactory result. EICR Testing is part of Able Electric, electrical installation and repair specialists since 2009, so there's no need to find a second contractor.
