Electrical safety certificates (EICRs) for landlords and letting agents across Walsall. We arrange access with your tenants, test the property, explain the report in plain English, and give you a fixed price for any work needed to pass.

Walsall's rented homes include terraces and HMOs around the town centre, Caldmore and Palfrey, flats above shops, and family homes in Darlaston, Willenhall and Aldridge.
Private landlords in England must have rented homes inspected and tested at least every five years, give tenants a copy of the report, and complete any remedial work within 28 days. Walsall Council can ask for a copy at any time. Read our guide to the landlord rules.
We test commercial and rented properties across the area, including:
We give tenants at least 24 hours' notice, can contact them directly or through your agent, and keep power cuts during the test as short as possible.
From one flat to a full portfolio.
Houses and flats, tested at a time that suits your tenants.
Including landlord supplies, shared kitchens and fire alarm circuits.
Tested between tenancies, ready for the new academic year.
Individual flats plus the landlord supply to stairs and common areas.
Mixed-use buildings, with the shop and flats tested together or separately.
Every property on one programme, with reports sent to you and your agent.
An Electrical Installation Condition Report (EICR) is a full inspection and test of your fixed wiring, from the incoming supply and distribution boards to every final circuit. It shows whether your installation is safe to keep using, and gives you the evidence insurers, landlords and auditors expect under the Electricity at Work Regulations 1989.
Problems found on test? As part of Able Electric, our electricians can carry out the repairs. Electrical installations & repairs since 2009.
Any C1, C2 or FI means an "Unsatisfactory" report. We explain each one and quote to put it right.
Maximum recommended intervals based on IET Guidance Note 3. Your insurer, or the condition and use of the installation, may call for shorter intervals.
EICR Testing is part of Able Electric, who have been carrying out electrical installations and repairs across the Midlands since 2009. When your EICR, emergency lighting test or thermal survey finds a problem, the same NICEIC-approved team can fix it. There's no second contractor to find and nobody to re-brief.
